Anyways I just talk to him last night once I heard the bad news and he said the landlord is going to raise the rent up to 2,500 a month due to kid's Vandalising his property. Which I find a bunch of bullshit since I have never seen that place dirty or unkept before in my 4 years of going.

There's laws here about raising rent.  It can only be raused by 4% a year or something like that, unless there's a very good reason.  I guess that's one advantage to living in a socialist-style country. :)

But see, that doesn't really make sense.

Here, as renters pay into the mortgage on a property and property value goes up, the equity vs. loan ratio goes up, and rent shouldn't have to go up at all, because the landowner already is making more per month without raising rent at all.

I'm not saying that it doesn't happen here; I'm just saying that it's not that common.  Not at least here in Arizona.

I forget, did you say you live in Arizona?

Last year we had a boom market.  Definitely good for sellers.  If that's what it's based on, your house is probably (actually) worth $350-$375.  The housing market has been kind of screwed up by investors -- because there was such a boom last year, all the investors have tried to dump their houses.  Now, there are a lot of houses on the market by less-than-motivated people, which puts value down a little, but not by much.

I don't see this becoming ridiculous any time soon, though -- like California.

Or you can do all that, and raise the rent, and make even more money.  Because of the difficulty of moving, once somebody is living (or running a business from) somewhere, changing location is not appealing.  As a result, your landlord could raise your rent fairly high and people will continue to live there.  That happens as the time, as far as I'm aware, so not allowing landlords to raise rent by a lot works out better for the renters. 

Of course, if they do a major remodel or anything else that clearly raises the value of the apartments more than the normal amount, they're allowed to raise it by more than the legal amount.

On this one I'm going to have to say Canada is less socialist then Massachusetts, and more specifically Boston.  The renters are allowed to raise the prices, but if they do a lot the state picks up the tab, its not uncommon for a tenant to be paying $400/month for a $4000/month apartment.

Well this LAN is located in Califorina so I am sure the laws on upping the rent is differnt.

My current house & my mother's condo has gone up in price (++)

market value we purchased house at (2001): 575,000
market value we purchased condo at (2003): 450,000

now,

house: 900,000
condo: 600,000 (or something of that order)

factor in improvements (about 35,000 in remodeling, construction, and AWESOME lawn for both places)


fyi, i live in san jose (california, near quik/ergot).

real estate is crazy
